My lovely Tenants have lived in my property for some time and want to renew their Tenancy. What are the benefits of this to me as a Landlord?

Well aren’t you lucky!  If you have great Tenants then you should probably look to keep them.  Remember that the relationship between you as a Landlord, your Tenants and your Lettings Agent is a three way one – by all working together, the Landlord/Tenant relationship can be carefully and happily maintained.

Remember that your Letting Agent is there to ensure that you comply with the ever-changing legislation and to work hard to keep a great working relationship with your Tenants – Happy Tenants mean Happy Landlords!

The main benefit to you is, obviously, that your Tenants look after your property well and that they pay their rent on time.  There is also the financial benefit to you.  By keeping your current Tenants, you will not risk a void period, have the costs of referencing, check in and check out, inventories, Tenancy Agreements etc.

A good Letting Agent will make sure they negotiate a rent increase to keep you in line with market rent. As you are limited in the rental increase by a maximum of the Consumer Price Index – these figures need to be carefully balanced!
