What are Energy Performance Certificates (EPCs) and how are these relevant to me as a Landlord?

Landlords are required, under Law, to have an Energy Performance Certificate for each rental property they own, and renew it every 10 years. 

If you have not provided this to your Tenants at the correct time, you may find it difficult to serve them notice later on, should you need to do so.

From 1 April 2018, Landlords are only able to let out a property with a rating of ‘E’ or above, and Landlords who breach the legislation by renting out properties rated ‘F’ or ‘G’ could face fines of up to £4,000.  There are some exceptions to this requirement eg. for a Listed Building.

The EPC takes into account factors such as insulation, heating and hot water systems, ventilation, lighting and fuels used. 

The inspection is carried out by an independent specialist who will assess your property and its current performance and then provide advice on how its energy efficiency could be improved on eg Hot Water Cylinders, Insulation, Boilers, Double Glazing, Water Meters, Lighting etc.

One of our Landlords explains that she feels Fleur Lettings is their “insurance policy” should any problems arise in much the same way that home insurance is paid – you generally don’t need it, but you are very glad it is there when there is a problem! Mrs C, Christchurch.
