We have always used the same Assured Shorthold Tenancy (AST) Agreement. Would you recommend that this should be updated?

MANDIE THAKE, Lettings Manager at Fleur Lettings answers this question from a Landlord.

In short, yes absolutely!

With over 400 pieces of legislation which impact renting out a property in the UK, your AST is an ever evolving document, so should be the most up to date version every time you renew a Tenancy.  If your AST is not kept up to date, you could easily find yourself in breach of your legal obligations.

Landlords need to be really careful that their documentation is correct, up to date and provided in the correct format, within the required timescales – and the AST is just one of them!  Failure to do this can result in Landlords being unable to repossess their properties, being fined and in some cases imprisoned.

Fleur Lettings helps our Landlords stay up to date and compliant, as just part of the services we offer.

“As First Time Landlords, my husband and I were incredibly impressed at the support we received from Fleur Lettings.  Every question we had was answered considerately – however many we asked!  We were also thrilled that they found a lovely Tenant, for more rent than we had expected, on the first day of viewings.” Mr and Mrs W, Christchurch.
