A Landlord friend has mentioned something about checking that Tenants have a right to rent. Is this correct and what does it mean?

Yes, your friend is correct … but this is just the tip of the iceberg when checking out your prospective Tenants!

The piece of legislation which covers the Right to Rent is The Immigration Act 2016, under which Landlords have legal obligations as to who can and cannot rent their properties. Landlords will need to carefully balance this Act with, for example, The Discrimination Act 2005 and The Equality Act 2010 as well!

The Penalty for renting to those who do not have the Right to Rent can be 5 years imprisonment and an unlimited fine!

Having a great Letting Agent who is familiar with all these ever changing requirements can save Landlords, whether new or experienced, from the repercussions of getting this and other obligations wrong!
