Once a sale or purchase is in the hands of a solicitor, what is expected of you?
The conveyancing process begins with a detailed questionnaire about your property; any work carried out, property boundaries, and what is included in the sale. Once complete, this forms part of a contract pack alongside the title documents provided to the buyer’s solicitor. On the purchase you will be asked for ID and formal instructions from your solicitor, who will apply to the Local Authority for searches and review the information provided by the seller. If the property is leasehold, your solicitor will review the lease and management information provided by the freeholder.

As a guide, how long does the legal process take? Do you have any tips as you approach moving day?
12-16 weeks, depending on your involvement in a chain. However, it can be quicker. Choosing the right estate agent and solicitor is important if you want to move quickly. Unlike other estate agents, HIVE do not receive a single penny for recommending you to a local solicitor. Over the years we have built relationships with the very best solicitors, and we recommend them due to their reputation and work ethic.
