HIVE; a new approach to Estate Agency

This month, we are catching up with James Evans of HIVE and Partners to find out what tips he would give people to looking to move home, prior to putting their property on the market.

What should you do before getting estate agents out for a market appraisal?
I believe that there are a few simple touches that can make the world of difference when selling. Try to get into the mindset of a buyer and be objective when looking at your own home, think how it is going to present both in photos and on viewings. Look to declutter rooms, not to the degree of making the house feel empty but leaving on display things that are visually pleasing such as freshly cut flowers. Outside, make sure driveways, decking and patios are swept, grass is cut, and the property is looking at its best.

Choosing an agent is always hard, what should sellers consider before deciding on who to use?
Making the right decision can ensure that the best price is achieved for your property, you should consider which agent is going to be able to commit the time and service required. What are the contractual agreements you have to consider when choosing an estate agent?
Firstly, I would advise against any up front or withdrawal fees that may be charged as your agent should be aiming to do the best possible job and only earn their fee once the deal has completed. You should be aware of any tie in period as if you were to be unhappy with your agent once
you have committed, you will not be able to instruct another until this time is up. If an agent is confident in doing a good job, then there should be no reason for them to tie you in for weeks on end. What are the marketing techniques a seller should expect from their agent?

Social Media is also important in the marketing of property, LinkedIn, Facebook and Instagram should all be utilised. Most properties are now listed via property portals, yet there are so many. Which should I be on and why?
There are many websites to advertise on so it’s important to consider where people will be searching to ensure that you reach as many potential buyers as possible. There are two main sites to consider; Rightmove.co.uk is a very well-known portal and offers useful features such as draw-a-search and school checker. When advertising on Rightmove your agent will be able to provide you with statistics about the marketing of your home, including how many searches it is appearing in and how many buyers are then looking at further details. Zoopla.co.uk is more widely used in and around London and with so many buyers moving down to the coast from the city it is essential that your property is advertised on this site as well.
