Why a picture is worth 1000 words when it comes to selling your home

Images are such powerful things. Impressive photos can influence emotion, we’ve all seen images that have stopped us in our tracks and given us that ‘wow’ moment. They’re particularly vital when it comes to selling a new home. We’ve all found ourselves online searching through property listings at some point, good photography commands attention causing customers to stop and take notice.

At Antler Agency, we recently project managed a lifestyle photo shoot for one of our clients. Due to launch the next phase of an already successful development in central Midhurst, West Sussex, we were tasked with creating the brochure and marketing campaign ahead of launch.

The Brief
Capture the high end specification and quality finish included in a Metis home within a promotional brochure. Focus on the elements that make them unique as a developer: bespoke design, the details of the premium appliances and superior presentation.

Planning Stage
Extensive planning over many cups of coffee is a natural part of our process. Before we start a project, we always consider the ‘why’. What’s the purpose of the brochure? Who is the target market? How can we elevate the standard new homes brochure to make this one stand out and attract buyers?

The creative brains set to work storyboarding the concept for the brochure. We’ve found ourselves in a very unique position where the finished product is available in the show home of phase one and what better way to demonstrate phase two than to showcase the incredible product on the doorstep. A theme was set upon – ‘A day in the life of…’ – and the team used this as their basis to work out which areas of the home to focus on. A concise image list for the photographer was produced alongside a prop list and model requirements to help bring the shoot to life and make it as realistic as possible.

The Shoot
It really was a ‘Lights, Camera, Action’ moment as the shoot day arrived and saw the show home come to life. The power of images lies in the fundamentals of human nature; we’re wired to notice, remember, learn from, and respond emotionally to visuals. No detail is too small. You’d be surprised to learn how much goes into just one image. Furniture was rearranged, the scene expertly dressed, lighting perfectly positioned and the models directed to achieve the perfect shot.

Editing / The Final Product
Back in the studio and all the images from the shoot were individually scrutinised, only the best were chosen to be further edited to give the design team a strong portfolio of images from which to create the brochure. From there the creative juices flowed. Working closely with the client to create the best final product, the brochure soon took shape with the fantastic imagery at the forefront.
