You don’t need to be a property expert to be an RMC Director
Burns Hamilton’s Operations Director, Emily Gray, offers expert advice.
Many Resident Management Companies (RMCs) and Right to Manage Companies (RTMs) face a challenge in finding residents willing to become directors.
Often, this is not because people don’t care about their building. It is because they assume the role requires specialist knowledge of property management, company law, health and safety, building maintenance and service charge accounting.
The reality is quite different. The role of a director is not to be the technical expert, but to make informed decisions in the best interests of the Company, the development and its residents. Just as business directors rely on accountants, solicitors and other professional advisers, resident directors should be able to rely on their managing agent to provide expert guidance and recommendations.
Residential property management has become increasingly complex, with growing compliance obligations, evolving regulations and increasingly technical projects. Few volunteer directors have the time or desire to become experts in every aspect of property management, which is why a good managing agent should provide clear information, practical recommendations and professional guidance to support informed decision making.
At Burns Hamilton, we work closely with resident directors across Dorset and Hampshire, helping them navigate these responsibilities with confidence. The most successful developments are those where directors and managing agents work in partnership, combining local knowledge and resident insight with professional expertise and industry experience.
Problems can arise when directors feel they must have all the answers themselves. With information readily available online, it can be tempting to believe that a quick internet search provides the solution to a complex issue. Whilst independent research can be helpful, property management decisions are rarely one-size-fits-all. Lease provisions, company structures, legal obligations and the specific circumstances of a development can all affect the most appropriate course of action.
The most effective directors are not those who know everything, but those who ask questions, seek to understand the advice they receive and make informed decisions. When residents understand that they do not need to be property experts to make a valuable contribution, they are often more willing to get involved, helping to strengthen succession planning and create more resilient organisations.
The future success of many resident-led developments depends on residents being willing to step forward and take on these important roles. Fortunately, they do not need to do so alone.
At Burns Hamilton, we believe that directors should have access to clear advice, practical recommendations and professional support whenever they need it.
If you are considering becoming a director of your RMC or RTM company and would like to understand more about the role, we would be delighted to help. Contact Burns Hamilton to find out how we support resident directors and help developments across Dorset and Hampshire thrive.
