Landlords: Stay ahead of the game
Aleina Cameron’s advice for landlords in 2025
In the ever-evolving property market, staying ahead of the latest changes is crucial for landlords and tenants alike. That’s where Aleina Cameron, owner of Camerons Lettings, comes in. With years of experience in the Bournemouth property scene, Aleina and her team have built a reputation for providing expert guidance, tailored advice, and exceptional service to landlords, tenants, and investors.
As we step into 2025, the rental landscape is set to undergo significant changes. From new energy efficiency regulations to the phasing out of Section 21 “no-fault” evictions, landlords need to be prepared for what’s ahead. We caught up with Aleina to discuss these updates, their impact on Bournemouth landlords, and what steps they should take to stay compliant and competitive in the market.
Aleina, thanks for taking the time. Let’s dive right in – what are the biggest changes landlords need to know about for 2025?
My pleasure! 2025 is shaping up to be quite the year for landlords. The biggest change is the government’s push for energy efficiency. All rental properties will now need to have an EPC (Energy Performance Certificate) rating of at least a C. If you’ve been putting off insulation upgrades or getting double glazing, now’s the time
to act!
Sounds like a big adjustment. What happens if landlords don’t meet that requirement?
Well, the fines aren’t pretty – up to £30,000 for non-compliance. Plus, tenants are much savvier these days. They’ll be looking for energy-efficient homes to save on bills, so falling behind could hurt your rental appeal.
Any other new laws landlords should keep in mind?
Absolutely. Another major change is the phasing out of Section 21 “no-fault” evictions. It means landlords will need a valid reason to end a tenancy, like rent arrears or property damage. It’s all about creating more stability for tenants.
That sounds fair. How are landlords in Bournemouth reacting to these changes?
It’s a mixed bag! Some are proactive, getting their properties up to scratch now. Others… well, let’s just say they’re having a few sleepless nights. But at Cameron’s, we’re here to guide everyone through the process.
Lastly, any advice for landlords feeling overwhelmed?
Take a deep breath! Start with an EPC assessment to see where you stand. And don’t be afraid to ask for help – that’s what we’re here for. Landlords who adapt will thrive. Change is never easy, but it’s always an opportunity!
Great advice. Thanks, Aleina!
Anytime! Let’s make 2025 a win for landlords and tenants alike!
