Jon was recently asked by a potential client, “What are the benefits of putting my property on a short term/holiday let rather than a normal AST rental?”

I often get asked this question by landlords and my answer is always the same, the benefits far out weigh that of a AST.  Firstly and maybe most importantly the returns are much greater, generally a property being rented through a short term holiday let will give the owner between 2 to 2.5 times the return they would get for the same property on a normal AST. Obviously this is dependant on the position and quality of the property, you can’t literally switch from an AST to holiday letting with out putting thought and effort into ensuring the property is attractive to the short term market. The returns are there, but effort is needed to achieve them, which is where we can offer help and assistance into making sure the property is to the level required if you don’t have the time.

You also have the added positive of your property being maintained and cleaned on a regular basis, ensuring the property is kept to a very high standard rather than handing your property to a conventional agent for a minimum of a fixed six month AST and having no idea on the condition your property will be returned to you in after that time. Alongside this, add the tax benefits of owning a holiday home, the flexibility to use it yourself and have it available for friends and family  as well, and you have the perfect investment!
