It’s a tricky time for Landlords, what with ever-changing tax laws and evolving rules and regulations – not to mention that landlords are not the most respected people in the country, due to some unscrupulous landlords ripping off tenants. In the midst of an unclear market, the added pressure of electing a trustworthy letting agent is just another concern that you don’t have time for. What led you to create this unique product?
Having been (and still am) a landlord myself I got to understand the hiccups and frustrations that come with renting out ones property. Having built a sizable portfolio, I recognised the need for a lettings agent to ease the workload, but like many other landlords I couldn’t help but feel as though I was being diddled.  I couldn’t get to grips with the unfair fees and commission on my rental income and hidden costs for what seemed like such menial tasks. Why did I need to pay over the odds for tasks that required little, if any, effort on the agent’s part? So I started taking on more of these tasks myself and setup a working group with other local landlords and we focused our full attention on getting to know the lettings industry inside and out. What I learnt was fascinating! All the time I had been paying over the odds for searches, paperwork, admin etc… that in reality cost next to nothing for the agent to do. Then it struck me; with the number of private landlords out there and landlords who have no choice but to rent via the normal agents, there must be others who have suffered from the peril of exorbitant fees and commissions? That’s when I decided to set-up PRIMOVE LETTINGS.

My intention was to create an honest agency – one that charged fair fees, appropriate for the work being done and one who could also guarantee the best customer service. To help those seeking to reap the benefits of their investment, without every penny of the return going on bills from their agent.

Can you give us an insight into your fees? 
Sure, at PRIMOVE you only pay an annual fee of £360 for a studio/1 bed property, £460  for a 2 bed property, £560 for a 3 bed property, up to £660 for a 4 bed property. This includes a fully managed service. Any properties other than the norm (HMO’s, student lets, etc.), we can offer a tailor-made package to suit the need. There are no additional or hidden fees, even if the tenancy changes during the year. Not only do we offer the best fair fees, we also guarantee the best customer service. With us, 5 days* after we are instructed to manage your property it will be let with tenants that meet your requirements. If we don’t, we will start paying you the full market rent from day 6, so you will never have any lengthy void periods. We guarantee rent at full market value, unlike other lettings agents who only offer 75% of the full market value 

That seems too good to be true, how are you able to do this?
Well, as the demand for property has never been greater than at any other time, any honest, fair lettings agent would have your properties let out within 5 days. Unfortunately, many letting agents leave your properties void because they can earn high, non-refundable fees from multiple tenant applications. Your property left void longer makes them financially better off, leaving you as a landlord worse off.

The upcoming banning of tenant fees is good news for tenants, but letting agents say they will pass the costs to landlords which is unfair to them. PRIMOVE will not pass these costs onto the landlord and will also return your properties in a better condition, so long as we fully manage your portfolio, no matter how big or small.

I hear you have just set-up a new office?
Yes! We are at 691 Wimborne Road in Winton. The space is really coming together and we are proud to announce that our doors are now open. As a goodwill gesture, we will also be offering the first 50 landlords up to £3000 to spend on their buy to let property*.

£3000 to spend on my property as a gift! How?
We are working in partnership with private investors who, like PRIMOVE want to help landlords and tenants and to no longer pay unfair high fees, we are also working with the local council with a kind of ‘Help to Let’ scheme. We have been chosen as a preferred letting agent to guide landlords in spending the grant correctly and ultimately use it to further their investment in their properties. This will in turn yield a better return on the property.
